Loan and CPF figures follow the lease-to-95 rule
Enter the youngest buyer's age on a listing's financing section to see the loan term and LTV for that age.
When the lease ends before the youngest buyer turns 95, the page shows how much CPF can pay and the pro-rated HDB loan, and any cash the shortfall leaves.
Connected AI assistants estimating a mortgage take the buyer's age and the lease left, and give the same figures.

Every listing shows its lease start, the lease left and its age: HDB flats from the block's resale records, and condos, ECs and landed homes from the land lease and TOP.
Freehold and 999-year homes show their age, and search results show the lease left and the year built where they are known.
Connected AI assistants give the same lease and age, and can rank HDB flats by the fewest years of lease a buyer will accept.
See a listing's location and what is nearby
Each listing page has a Location section with a map you can move and zoom, nearby places pinned by category, and a link to open it in Google Maps.
It lists MRT and LRT stations with walking times, schools, supermarkets, hawker centres within 2 km and CHAS clinics within 1 km, with dental clinics marked.
Connected AI assistants can list the same nearby places.
Your price, your call
A new price far from Homejourney's estimate on a live listing now shows your price next to the estimate range, and saves when you confirm.
Your listing stays live while you decide, and your AI assistant gives you the same warning before it saves.
Message a listing's owner or agent
Listings whose owner or agent is on Homejourney have a Message button that opens a chat in your Homejourney inbox, so you can ask a question without sharing your phone number.
Each viewing request in My viewing requests has a Message button too, which opens a chat with the owner or agent about that viewing.
Connected AI assistants can send the first message to a listing's owner or agent once you confirm it.
See your home listing as buyers will before you publish it
Open Preview as buyer on any draft to see your listing on the same page buyers will, marked as a preview and hidden from search, with a list of what is left before you can publish.
Publish stays greyed out until your listing is ready, and says what is still missing, such as a detail or Singpass.
If an AI assistant helps you list your home, it can show your draft as a card marked Private draft, with what is left and the same preview link.
Add the storey, facing, flat model and a price note to your listing
When you list your home, you can add its storey, which way it faces, its HDB flat model and the year you last renovated it.
Your listing page shows the storey as a three-floor range, such as 13 to 15, so buyers cannot tell which unit it is.
You can also add a short note on why your home is priced as it is, such as a high floor or a recent renovation. Your listing page shows it under the price.
See HDB flat types, and each home once in search
HDB listings and search results now name the flat type, such as 4-room, and a listing links to other flats of that type.
Search now shows a home once when several agents or sites list it under different names.
Connected AI assistants give the same flat type and see each home once, in search results and comparisons.
Compare small shops with larger providers
In the app, services larger providers price themselves, such as aircon servicing, also list small shops' packages at Homejourney prices, as one Homejourney card.
Connected AI assistants show those packages under the Homejourney brand.
A small shop's booking reads Homejourney until the shop accepts the job, then names the shop, in your bookings, tracking, chat and AI booking status.
Lead your listing with decluttered or staged photos
When you list your home, you can publish decluttered versions of your photos without the cluttered originals, put them first and choose the cover.
Reorder photos from your listings dashboard and save the order in one step. Your listing needs at least three photos.
Staged photos, with furniture or decor added, are tagged "Virtually staged" and decluttered ones "Decluttered", on the listing, in search, on shared links and in AI assistants.
See a suggested price or rent when you list your home
Listing your home now suggests a price or monthly rent once you add the address and floor area.
You see the likely range and up to five recent sales or rentals nearby, with the date of the latest records.
The suggestion fills an empty price field, and you can change it. It is an estimate from recorded transactions, not a valuation.
Your home listing goes live as soon as you publish it
When you publish your home listing, Homejourney checks it at once, and most listings go live straight away.
If something needs fixing, such as a phone number in the description, you are told what to change before it goes live.
A price far from what similar homes went for, or a home that looks listed twice, waits for a quick check by a person, usually within one working day, and you see why.
Book Luce home cleaning at Luce's own times
One-time home cleaning from Luce, in sessions of 2 to 4 hours, at Luce's own prices with no booking fee.
Pick from the start times Luce has open at your postal code; nothing is charged until Luce accepts.
Book on the website too: choose a provider's priced package, pick an open time at your postal code, and review the booking before saving a card. No account needed.
Type an MRT station to search near it
Searching for a station, such as "condo near Bishan MRT", now shows homes whose nearest station is that one, as if you had picked it in the MRT filter.
The station appears as a chip you can remove to search the words as text.
Pay out your earnings to your bank
Owners and managers of a service business can confirm a ready payout statement in the Business console and have it paid to the bank account set up with Stripe.
The statement shows as paid once the bank payout lands, or as failed with the reason if the bank rejects it.
The Business page and connected AI assistants now show what Homejourney keeps on each job, what the business takes home, and the Tuesday or Friday it is paid.

Each booking shows whether a provider has accepted and whether your payment is secured, or if your card needs attention.

Typical HDB values on every town page
Each HDB town page now shows what a typical 2-room to executive flat in the town would sell or rent for today, as a range.
The range comes from how far real flats in the town have sold from the town's typical figure, so a block's lease, location and floor can put a flat anywhere in it.

Apply for a mortgage through your AI assistant
Ask a connected AI assistant to prepare your mortgage or refinancing application, including which banks to approach.

Services with a Homejourney price can now be booked from an AI assistant's link without a Homejourney account: review the booking, then save a card.
Nothing is charged when you book. Your card is held once a verified provider accepts and charged after the job. If no provider accepts in time, it is cancelled at no charge.
The Services page lists every service at the price you book at. Search in everyday words, filter by category or price, and book in the app or ask your AI assistant.
AI agents can search Homejourney listings without an account
Personal AI agents and AI assistants can search, read and compare current Singapore property listings on Homejourney without a Homejourney account.
Each listing comes with its Homejourney link, so the agent can recommend it and send you straight to the listing.
One booking fee for every home-service booking
Every home-service booking now has the same booking fee, whatever its size, shown before you pay.
The aircon diagnosis price has changed, and it is still credited in full when the repair goes ahead.
Fixed-price home services, from cleaning to painting, have new prices shown before you pay, and cleaning costs less for smaller homes. Bookings already made keep their price.

Estimated values for HDB blocks, condos, offices, shops and factories
HDB block pages show today's estimated sale price and monthly rent for each flat type at the block.
Condo project pages show the estimated sale price and monthly rent of a unit of the project's typical size, with a link to value your own unit.
Creating an HDB, condo or landed listing in Homejourney Agent now suggests a price or monthly rent and its likely range, from the property valuation estimate.

Listing prices suggested from the property valuation
When you create a listing on the web dashboard, the suggested sale price or monthly rent and its likely range come from the same estimate as the property valuation page.
Where recent records are too few for a figure, the form says so and shows recent transactions instead.
Request a viewing on any listing
Every listing now offers Request viewing next to WhatsApp, including listings from agents who have not joined Homejourney yet.
If the listing's agent is not on Homejourney yet, your request waits and reaches them as soon as they join.
If no one answers before your proposed times, you are told the request expired.
Mortgage pages no longer connect to Myinfo
The mortgage, home loan, refinance and home equity pages no longer offer a Singpass Myinfo connection or a Myinfo-personalised affordability card.
Rate comparison, upfront cost estimates and loan requests stay available. Myinfo data retrieved through earlier connections has been deleted.
More accurate valuations from the details you add
Give a condo's unit number and the valuation uses the size of earlier sales in the same stack, and says which size it used.
Add the year a landed house was built or rebuilt; recently built houses are valued above older ones on the same street.
When size changes the value, the valuation page shows recent sales and asks for the floor area before estimating.
Connect Homejourney to your AI with clearer consent
Before you approve, Homejourney shows the AI app, the permissions it asks for, and the account it will use.
Guided setup walks you through connecting ChatGPT, Claude or Codex, with the same Google and Apple sign-in as your dashboard.
